1. Who We Are

Prices on this site are quoted in UAE Dirham (AED) unless stated otherwise.

2. Acceptance

By accessing this website, submitting a form, or contacting us by phone, WhatsApp, email or other channel, you agree to these Terms & Conditions and our Privacy Policy. If you do not agree, please do not use the site or our digital enquiry channels.

These Terms are written in English. If a translation is provided for convenience, the English version prevails in case of conflict.

3. Eligibility

You represent that you are at least 18 years of age and have legal capacity to enter into binding agreements under the laws of the UAE and your country of residence. You agree not to use the site for any unlawful purpose, including money laundering or sanctions evasion.

4. Our Role As Broker

Verb Living provides real estate brokerage and related information services in Dubai. We act as an intermediary. Unless a separate written engagement or Form A / Form B (or other RERA-required documentation) is signed where applicable:

• Browsing the site or sending an enquiry does not create a binding agency appointment.
• We are not your personal legal, tax, financial or investment adviser.
• Commission and scope of representation are governed by the written engagement applicable to your transaction, not by website copy alone.

5. Information On This Site

Property details, prices, availability, sizes, amenities, payment plans, completion estimates and marketing content are provided for general information and may change without notice. Listings are not an offer capable of acceptance until confirmed in writing by Verb Living and, where required, documented under applicable Dubai regulations.

• Photographs, renders and model-unit images are illustrative and non-binding. Staging, lighting and finishes may differ from the actual unit.
• Floor plans and areas are indicative; measured areas may differ.
• Service charges, community fees, DEWA and other ongoing costs may not be shown and must be verified independently.
• Where a RERA advertising (Trakheesi) permit number is shown on a listing, confirm it remains valid before relying on that advertisement.

For off-plan projects, completion dates, payment plans and specifications are developer-led and may change. Off-plan purchases in Dubai are subject to RERA registration and escrow requirements. Verify project registration and escrow status before paying any deposit. Where a Sale and Purchase Agreement (SPA) or other signed contract exists, that document prevails over website marketing in case of discrepancy.

6. Your Due Diligence

You are responsible for verifying title, ownership, encumbrances, permits, condition and suitability of any property before entering into an agreement. We recommend independent legal advice and, where appropriate, a survey and bank/mortgage confirmation in writing.

7. Enquiries & Communications

Submitting a form or messaging us is a request for information and an invitation for Verb Living to respond. It is not a commitment to buy, sell or rent, and does not oblige us to act for you until engagement terms are agreed in writing where required.

You consent to us contacting you about your enquiry using the details you provide. You agree to provide accurate contact information. Calls, WhatsApp and email may be logged for service quality, compliance and training, as described in our Privacy Policy.

8. AML / KYC Cooperation

For transactions we facilitate, you agree to cooperate with identity verification and source-of-funds checks required under UAE anti-money laundering and counter-terrorist financing laws (including Federal Decree-Law No. 20 of 2018 and successor legislation) and RERA / Dubai Land Department practice. We may decline or pause assistance if required information is not provided.

9. No Professional Advice Guarantee

Content on this site does not constitute legal, tax, financial or investment advice. Obtain independent professional advice before making property decisions.

10. Intellectual Property

Branding, text, imagery, layout and other materials on this site are owned by Verb Living or its licensors. You may not copy, scrape, republish or commercially reuse them without written permission, except for personal, non-commercial viewing of the site.

11. Acceptable Use

• Do not misuse forms, scrape listings, overload or disrupt the site.
• Do not submit unlawful, abusive, defamatory or misleading content.
• Do not use the site to send spam or unsolicited marketing.
• Do not impersonate any person or misrepresent your affiliation with Verb Living.

12. Third-Party Links & Partners

Links to third-party sites (including portals, developers or social platforms) are for convenience. We are not responsible for their content or practices. With your consent, we may share enquiry details with a relevant developer or partner solely to assist your specific request.

13. Liability

To the fullest extent permitted by applicable law, Verb Living is not liable for loss arising from use of this website, reliance on published listing or market information, third-party content, developer delays, or events outside our reasonable control — except where liability cannot be excluded under UAE law.

Nothing in these Terms excludes liability for fraud or for any other liability that cannot lawfully be limited.

14. Changes

We may update these Terms from time to time. The “Last updated” date will change when we do. Continued use of the site after changes means you accept the updated Terms.

15. Governing Law & Disputes

These Terms are governed by the laws of the United Arab Emirates as applicable in the Emirate of Dubai. Subject to mandatory consumer or regulatory rights, the courts of Dubai have jurisdiction over disputes arising from these Terms or use of the site.
